Reental rates will be determined based upon the requirements of each prospective Tenant. Generally, leases will be Modified Gross, e.g., a Per Square Feet Rental Rate, which shall include a Base Year for Property Taxes and Building Insurance. Any increases in Property Taxes and / or Building insurnace after the Base Year, shall be paid by the Tenant as an additional expense to the rental rate in effect at the time, when invoiced by Landlord. In addition, Tenant will be required to pay for its utilities, janitorial, garbage services, ect. and items listed in the Lease Agreement.
